ONE Carolina is looking for a high-performance, self-motivated, forward-thinking Senior Project Manager / Project Executive to oversee the construction of multifamily, townhome, and condominium projects in the Raleigh, Durham, and Chapel Hill areas. ONE Carolina is forecasting substantial growth over 2024 & 2025 and a successful performer in this position will have the opportunity to grow into a Director of Construction role.
RESPONSIBILITIES
- Utilize industry contacts and relationships to foster new subcontractors & supplier leads.
- Manage the preconstruction phase while working closely with the preconstruction and estimating teams to develop project budgets, schedules, logistics, identify project risks, and coordinate constructability reviews.
- Provide oversight across all phases of the project from preconstruction to close-out, providing continuity from start to finish.
- Foresee project challenges and find solutions to achieve project objectives and profitability.
- Negotiate subcontracts and oversee the administration of project buyout.
- Oversee and lead weekly project meetings and visit project sites regularly to monitor project performance, costs, schedule, quality, safety, and project profitability. Provide leadership in responding to challenges and address client concerns.
- Manage the project budget, pay applications, change orders, & purchase orders.
- Manage and lead the project schedule through collaboration with project team members, subcontractors, and suppliers.
- Direct the submittal & RFI process between subcontractors, architects, and engineers.
- Maintain client contact throughout the project duration to encourage communication and team performance.
- Build and maintain relationships with owners, architects, engineers, municipal inspectors, subcontractors, and suppliers.
- Mentor, train, coach staff & subcontractors to meet/exceed performance standards and to attain professional growth.
- Assist in sourcing and interviewing potential new hire candidates.
REQUIREMENTS
- Bachelor’s Degree in Construction Management, Engineering, Architecture, or a combination of education and experience in a related field.
- 10+ years’ experience in a construction management role in Multifamily, Townhome, or Condo construction.
- Experience leading multiple project teams on projects of 5MM to 30MM.
- Thorough understanding and usage of Microsoft Office required.
- Basic understanding of project management & schedule software, principles, and logic.
- Exceptional written and verbal communication skills.
- Strong presentation skills, with the ability to simplify complex scenarios to owners.
- Proactive, self-motivated, forward-thinking, with a willingness to take the initiative.
- Outstanding problem-solving abilities.
- Proven track record of leading and managing successful projects and teams.
- Valid driver's license and reliable transportation.
- Willingness to work flexible hours and travel locally as needed.
